SALSA’s Transfer on Death Deed Clinic helps low-income homeowners protect their homes and preserve generational stability. A Transfer on Death Deed is a simple legal document that allows your home to transfer directly to a designated beneficiary when you pass away — no probate required. \nAt the clinic\, each client meets with a volunteer attorney and law student who will explain available asset transfer options\, review your title report and property documents\, and draft\, execute\, and file your Transfer on Death Deed. If there are issues with your title\, the attorney can offer limited advice on the steps needed to clear it. \nPlease note: Appointments are scheduled in advance and clients are pre-screened for eligibility. For many of the families we serve\, this is the only accessible way to legally transfer their home to a loved one. \nWhat You’ll Do \n\nMeet with pre-screened clients during scheduled appointments\nEducate clients on available asset transfer tools\nReview the client’s title report and supporting documents\, and provide limited advice on any steps needed to clear title\nDraft\, execute\, and file the Transfer on Death Deed\n\nNo real estate experience required. Clients are pre-screened\, a volunteer law student works alongside you\, and SALSA staff are available for questions throughout. Volunteers are covered under SALSA’s Professional Liability policy\, and clinic hours count toward the State Bar’s recommended 50 hours of annual pro bono service.

You’ll work alongside volunteer attorneys who handle all drafting and client advice — your role is simply to make each deed official.
